5730 South Naylor Road is an Industrial Outdoor Storage (“IOS”) site, totaling 3.53 +/- acres, zoned heavy industrial. The Property is less than ½ mile from Interstate 580 via Vasco Road and in the heart of the 15.8 million square foot Livermore Industrial market. Onsite improvements include a maintenance building with drive-thru access for tractor-trailers, and two small offices.
We purchased the asset off market. Our investment thesis was Industrial Outdoor Storage lease rates on the Interstate 880 corridor were 200% greater than the Livermore market. This extreme disparity would give us the opportunity to achieve a higher rate than recent Livermore comparables. Within our first sixty days of ownership, we finalized a ten-year lease agreement for the entire site with a Tenant relocating from Fremont.
