In 2011, we purchased a 30,000 square foot industrial building at 4090 Pike Lane that was 25% leased by the seller. We subsequently painted the building upgraded the landscaping and the lighting to energy efficient fixtures via a PGE rebate program. The project was leased to Cintas and Lennox, both national credit tenants, and sold for a healthy profit.
Additionally, in 2011, we purchased 1040 Shary Court as we were believe in its in-fill location and lack of future competitive supply. The property features four grade level doors, ample parking/staging space, and 120 feet of street frontage. Purchased at above a 7% Cap Rate based on in place rents, we were able to increase the returns significantly and the property now consistently generates an annual return in excess of 13% with a leveraged return approaching 20%.
