Realizing that there was more demand than supply for truck and trailer parking from the likes of UPS, Amazon, Tesla and Penske, we began reaching out to existing owner users of properties in excess of 8 acres near the I-5 freeway and Intermodal.  We were able to engage into negotiations with the owner-operator of this property on Harlan Road with frontage on I-5.  During escrow, we were able to negotiate and execute a lease with UPS for five years, providing excellent cash flow from day one with a credit tenant.
